Who can obtain a SMSF Loan?

–       Australian residents that have an existing SMSF or are in the process of establishing an SMSF.

–       SMSFs with an existing residential investment property loan that want to refinance the loan.

SMSF’s can borrow money to purchase a residential investment property in the superannuation fund. The property is held in trust for the SMSF until the loan has been repaid.

Serviceability of the loan can be demonstrated through rental income from the investment property as well as superannuation contributions.

The Loan is supported by personal guarantee/s from the beneficiaries of the SMSF.

The trust may be entitled to potential tax deductions by offsetting the investment loan interest and expenses against the property’s rental income. You should seek financial and legal advice to determine if this is applicable.

 

Are there restrictions on the types of property that can be purchased?

SMSF loans are suitable for the purchase of a single residential investment property or to refinance an existing SMSF residential investment property loan.
